Terms of Use

These Terms of Use govern your use of EZtoFind.ca (the "Site"). By accessing or using the Site you agree to these Terms. If you do not agree, please do not use the Site.

1. Who we are

EZtoFind.ca is operated by Doug LeMaire, REALTOR® of Fraser Property Management Realty Services Ltd., 1 – 22374 Lougheed Hwy, Maple Ridge, BC V2X 2T5. Contact: (604) 466-7021 · info@eztofind.ca.

2. Purpose of the Site — information only

EZtoFind.ca provides general educational information about British Columbia real estate. Content on the Site — including glossary entries, community pages, buyer's and seller's guides, and responses generated by our on-site AI assistant "Doogie" — is offered for information only. It is not legal, tax, financial, mortgage, immigration, or property-specific advice, and it is not a substitute for a licensed professional. For your own situation, please consult the appropriate licensed professional (BC lawyer or notary, accountant or tax professional, licensed mortgage broker, or a licensed REALTOR®).

Using the Site — including interacting with Doogie — does not create a REALTOR®–client relationship, a solicitor–client relationship, or any other professional relationship with the operator.

3. MLS® listings — third-party data

Listings data on the Site is sourced under license directly from the Canadian Real Estate Association's Data Distribution Facility (CREA DDF®) via an authorized technology-provider agreement. REALTOR®, MLS®, and the associated logos are certification marks owned by the Canadian Real Estate Association (CREA) and used under license. Listings are refreshed on a compliant cadence; individual listing accuracy is the responsibility of the listing brokerage, and users should verify all details directly with that brokerage before making any decision, offer, or payment. Listings and listing-derived pages may not be scraped, copied in bulk, or used to train AI models.

4. AI assistance — Doogie

Doogie is an AI-assisted helper that shares general educational information. It may produce errors, incomplete answers, or outdated information — particularly on tax figures, statutory section numbers, effective dates, and program eligibility rules. All specific numbers are tagged with an "as of [date] — verify current" notice. Doogie is not a substitute for a licensed professional, and you should independently verify anything you plan to rely on. See our AI Use disclosure.

5. Intellectual Property

All EZtoFind.ca content, code, design, imagery, and the Doogie character are proprietary works of Doug LeMaire, federally registered with the Canadian Intellectual Property Office (Copyright Registration No. 1247822) under the Canadian Copyright Act (R.S.C. 1985, c. C-42). Unauthorized reproduction, scraping, cloning, or use in AI-training datasets is prohibited and subject to statutory damages up to CAD $20,000 per work under s.38.1. You may share individual Site pages with an ordinary web browser and cite short excerpts with attribution to EZtoFind.ca. Any other reproduction requires prior written permission.

6. Privacy & consent

Your use of the Site is subject to our Privacy Policy (PIPA). By submitting a form or interacting with Doogie you consent to the collection and use of your information as described there. Commercial email communications require your express opt-in under Canada's Anti-Spam Legislation (CASL), and you may withdraw consent at any time via the unsubscribe page or by writing to info@eztofind.ca.

7. Acceptable use

You agree not to: (a) use the Site in violation of applicable law; (b) attempt to gain unauthorized access to admin areas, client journeys, or backend systems; (c) submit false, misleading, or bot-generated form entries; (d) scrape, mirror, or bulk-download Site content or MLS® listings; (e) use the Site or its content to train, fine-tune, or evaluate any AI model without our prior written consent; (f) submit content that is defamatory, discriminatory, or infringing on third-party rights. We may suspend access, block IPs, or seek statutory remedies for violations.

8. No warranty

The Site and its content are provided "as is" and "as available", without warranties of any kind, express or implied, including any implied warranty of merchantability, fitness for a particular purpose, or non-infringement. Without limiting the foregoing, the operator does not warrant that the Site will be uninterrupted or error-free, that any AI-generated content will be accurate or complete, or that MLS® listings will be current at the moment of viewing.

9. Limitation of liability

To the fullest extent permitted by law, Doug LeMaire, Fraser Property Management Realty Services Ltd., and their agents and contractors are not liable for any indirect, incidental, consequential, special, or exemplary damages arising from or related to your use of the Site or reliance on any Site content, including AI-generated content. Nothing in these Terms limits liability that cannot be excluded under British Columbia consumer protection law.

10. Governing law & venue

These Terms are governed by the laws of the Province of British Columbia and the federal laws of Canada applicable therein, without regard to conflict-of-laws principles. Any dispute arising from or related to these Terms or your use of the Site is subject to the exclusive jurisdiction of the courts of British Columbia, sitting in Vancouver, and you consent to that jurisdiction.

11. Changes to these Terms

We may update these Terms from time to time. The current version and its "Last updated" date will always be posted on this page. Material changes will be highlighted on the Site homepage for a reasonable notice period. Your continued use of the Site after a change takes effect constitutes acceptance of the revised Terms.
