About Sea Island

Sea Island is a genuine island within Richmond, separated from the city's main landmass by the Middle Arm of the Fraser River to the north and east, and bounded by the South Arm to the south. It sits at the western edge of Richmond and is connected to the mainland and to the rest of the municipality via a series of bridges, including the Knight Street Bridge and the connecting spans that serve Vancouver International Airport. The island is perhaps best known regionally as the home of YVR, which occupies the majority of its land area, placing Sea Island in a uniquely functional position within Richmond's broader geography. Given that Vancouver International Airport dominates most of Sea Island's footprint, the residential component of this sub-neighbourhood is quite limited compared to other parts of Richmond. The housing that does exist is modest in scale and relatively established in character, consisting primarily of older single-family homes and low-density residential pockets that developed alongside the airport's growth over the decades. The streetscape carries a quiet, somewhat utilitarian feel rather than the polished suburban character found in Richmond's more densely developed communities. As a result, the active listing mix here is genuinely varied and infrequent, with properties spanning a range of bedroom configurations and price points that reflect both the scarcity of available homes and the distinctive, airport-adjacent setting that defines life on the island.
