British Columbia is huge — larger than California + Washington combined. Where you land affects taxes, weather, commute times, and cost of living more than in most provinces.

2. Understand the tax picture
BC has some of Canada's most nuanced housing taxes. Foreign buyers face additional layers. Skim these before you make an offer:
- Property Transfer Tax (PTT) — payable by every BC buyer at closing. Tiered rates + first-time buyer / newly-built exemptions.
- Additional Property Transfer Tax (Foreign Buyer PTT) — 20% BC surtax on foreign national purchases in specified regions.
- Foreign Buyer Ban (Federal Act) — the federal prohibition on most non-Canadian residential purchases, extended through January 1, 2027.
- Speculation and Vacancy Tax (SVT) — annual 0.5–3% for owners who leave BC homes vacant, with a declaration filed every March.
- BC Home Flipping Tax — anti-flipping tax on homes sold within 2 years of purchase, with divorce/hardship/newly-built exemptions.
- Empty Homes Tax (Vancouver only) — separate 3% City of Vancouver tax on vacant properties within municipal boundaries.
3. Cost-of-living benchmarks
Median BC sale prices vary wildly. Here's a rough 2026 snapshot to calibrate expectations:
- Greater Vancouver detached: ~$2.0M+ median (West Vancouver + Vancouver West Side higher)
- Greater Vancouver condo: ~$780K median
- Fraser Valley detached: ~$1.4M median
- Kelowna / Okanagan detached: ~$950K median

4. Immigration + banking + insurance essentials
BC-side realities you'll want to line up before or shortly after arrival:
- PR / work-permit status — dictates whether you're eligible to purchase under the federal ban and at what tax rate.
- Canadian banking relationship — most lenders require 3–12 months of Canadian banking history before offering a competitive mortgage.
- Down-payment source rules — Canadian FINTRAC + BCFSA anti-money-laundering rules require documented source of funds. Start gathering paperwork early.
- Home insurance — wildfire + flood zones affect premiums heavily in BC. Get a quote before you finalize a purchase.
- ICBC auto insurance — BC's provincial auto insurance monopoly. Register within days of arrival if you're bringing a vehicle.
- MSP (BC health) — enrol immediately; there's a 3-month wait for coverage as a new resident.
- Notary + lawyer — required for the actual property closing. Retain one before signing an offer.
