Bank of Canada rate direction

Interest rate direction affects mortgage carrying cost more than list price does. Check the Bank of Canada announcement schedule and the current fixed vs variable spread with a licensed mortgage broker.

Local MLS® benchmark trend

GVR, FVREB, and RASTS each publish monthly HPI (Home Price Index) benchmarks. Compare the current month vs the same month prior year for a direction signal.

Days on Market (DOM)

Rising DOM = more inventory + slower sale pace. Falling DOM = tightening market. Check the community-level DOM on your target community page.

Sales-to-active-listing ratio

Above 20% = seller's market. Below 12% = buyer's market. 12–20% = balanced. Published monthly by each board.
