Greater Vancouver REALTORS® (GVR, formerly REBGV) publishes a monthly statistics package including Days on Market (DOM). Here's how to interpret it.
What GVR DOM measures
The median number of days a sold property spent listed on GVR's MLS® system before its accepted offer. Reported by property type (detached, attached, apartment) and by area.
Where GVR publishes it
GVR's monthly Statistics Package (public PDF) — released the second business day of each month. Available via GVR's public news feed at gvrealtors.ca.
How to interpret DOM trends
Rising DOM (month-over-month) typically signals softening demand or growing inventory. Falling DOM signals tightening market. Compare year-over-year for the same month to remove seasonal noise.
DOM ≠ time-to-list-price
DOM measures list-to-accepted-offer time. It does NOT measure whether the accepted price was above or below list. For that see the sales-price-to-list-price ratio (also in GVR's Statistics Package).
