No, you can sell your BC home as a For-Sale-By-Owner. Here's what that actually involves.

Legal disclosure obligations continue

The Property Disclosure Statement (PDS), latent-defect disclosure, and statutory warranties still apply. Failing to disclose a material latent defect can void the sale and expose you to damages.

You cannot list on MLS® without a licensee

MLS® is licensee-only. FSBO listings live on FSBO-specific portals (grapevine.ca, comfree.com etc.). About 90% of BC buyers search MLS® via realtor.ca — you lose most of your buyer audience.

You must draft your own Contract of Purchase and Sale (or hire a lawyer)

The BC Real Estate Association's standard CPS form is licensee-only. FSBO sellers typically use a lawyer/notary to draft the contract ($800–$1,500) or a form from a real-estate lawyer.

You handle showings, negotiation, subject removal, disclosure yourself

Every step a listing REALTOR® would handle becomes your work. Time investment is typically 40–80 hours for a straightforward detached-home sale.

Buyer's brokerage compensation is typically NOT reduced

The buyer's-brokerage commission is typically 2.5%–3.5% (paid by seller). Even FSBO sellers usually offer this to reach the MLS® buyer pool via a MLS®-listed buyer's REALTOR®.
