About Sapperton

Sapperton occupies the northeastern corner of New Westminster, bordered roughly by the Trans-Canada Highway (Highway 1) to the north, the Brunette River and Coquitlam boundary to the east, and the steep ridge that separates it from the Downtown and Brow of the Hill neighbourhoods to the southwest. The area clusters around the historic Sapperton commercial strip along East Columbia Street, and its elevated terrain and distinct street grid give it a noticeably self-contained character within the city. It sits adjacent to the Queensborough connector infrastructure and shares a boundary with Burnaby's Edmonds area to the northwest. Sapperton's housing stock reflects its deep roots as one of New Westminster's oldest residential communities, with a notable concentration of early-to-mid twentieth century character homes, many of them craftsman and heritage-influenced detached houses sitting on modest urban lots along tree-lined streets. These older homes give much of the neighbourhood a well-established, lived-in feel, though pockets of redevelopment have introduced newer low-rise and mid-rise condominium buildings, particularly closer to the Royal Columbian Hospital precinct, where density has been gradually increasing. Townhome complexes also appear throughout the area, adding variety to the residential mix. Overall, the streetscape blends preserved heritage character with incremental intensification, resulting in a mixed and evolving neighbourhood where listings span a range of property types and price points reflecting that diversity of housing form and age.
