Langley refers to two neighbouring municipalities in the eastern Fraser Valley — the **City of Langley** (a compact 10 km² urban core built around the Langley Bypass, Willowbrook Shopping Centre, and downtown Langley) and the surrounding **Township of Langley** (a much larger 316 km² municipality wrapping around the City on three sides, stretching from Fort Langley on the Fraser River in the north down to the US border at Aldergrove and 0 Avenue, and from Walnut Grove in the west to Aldergrove in the east).
Together they form what most residents simply call "Langley" — a fast-growing community about a 45-minute drive southeast of downtown Vancouver, well-connected via Highway 1, the Golden Ears Bridge, and the future SkyTrain Surrey-Langley extension. The area balances established suburban neighbourhoods (Walnut Grove, Willoughby, Murrayville), agricultural land in the Agricultural Land Reserve (ALR), and popular family destinations like the historic village of Fort Langley, the Fort-to-Fort Trail, and the Township's extensive equestrian and winery country in South Langley.
The **City** side is denser and more urban — condos, townhomes, and older single-family neighbourhoods clustered around Langley City core, Nicomekl, and Douglas Park. Downtown Langley is walkable with a small-town feel despite its Metro Vancouver location, and the coming SkyTrain terminus will further transform density along the 200 Street corridor.
The **Township** side is much larger and more varied — from the family-focused suburbs of Walnut Grove and Willoughby (heavy new townhome/condo construction), through established Murrayville and Brookswood, to the equestrian/agricultural south (Otter, Campbell Valley, Aldergrove) and the historic waterfront village of Fort Langley in the north. The Township includes some of the largest new master-planned communities in Metro Vancouver — Willoughby's Latimer and Milner Heights neighbourhoods have added tens of thousands of new residents in the past decade.
Both municipalities operate independent planning departments, zoning bylaws, and property tax rates. The City of Langley and Township of Langley schools also fall under separate school district catchments in some cases. But real estate listings, MLS® data, and everyday life blur the boundary — buyers typically evaluate "Langley" as one community, then drill down to specific neighbourhoods.
Housing spans compact City-side condos, extensive townhome inventory in Willoughby, established single-family homes across older neighbourhoods, luxury acreages and estate properties in South Langley and Fort Langley, and working farms and equestrian properties on ALR land. Weather & climate in Langley
Langley lies in the Fraser Valley lowlands east of Vancouver and experiences a temperate oceanic climate, characterized by mild, wet winters and warm, relatively dry summers. Winter temperatures typically range from around 1°C to 7°C, with most precipitation falling as rain. Snowfall occurs but is generally light and short-lived, though Arctic outflow events can periodically push cold, dry air westward through the Fraser Valley, bringing sharp temperature drops, gusty winds, and occasional freezing rain or ice. These outflow episodes can make winters feel considerably harsher than the seasonal averages suggest.
Summers in Langley are pleasantly warm, with average temperatures ranging from approximately 13°C to 26°C, and the valley receives noticeably less rainfall than the North Shore mountains, giving it a somewhat sunnier character within the Greater Vancouver region. Wildfire smoke drifting from the BC Interior occasionally affects air quality during July and August. Spring brings a gradual transition with lingering rain and morning valley fog, a common feature of the Fraser Valley lowlands. Langley's position within the valley creates mild but distinct micro-climatic variation across its rural and urban areas.
