A standard BC residential deal from accepted offer to key handover takes 30–60 days. Here's what happens in each window.
Answers
Days 1–3: Contract of Purchase and Sale accepted
Both parties sign. Deposit is due (typically 5% within 24–48 hours to the listing brokerage's trust account).
Days 3–7: Subject removal — inspection
Buyer books home inspection ($500–$800). Inspector produces a report. Buyer + REALTOR® review, decide whether to proceed, renegotiate, or walk.
Days 7–14: Subject removal — financing + strata review
Lender processes mortgage approval. Buyer reviews strata documents (2 years of minutes, financials, depreciation report, Form B, bylaws). Subjects are removed by written notice on the deadline.
Days 14–45: Closing preparation
Buyer's lawyer/notary orders title search, prepares closing documents, coordinates mortgage funds. Seller's lawyer prepares transfer + payout.
Closing day (typically Fri-of-month)
Mortgage funds are drawn, PTT is paid, title transfers at LTSA. Adjustments (property tax, strata fee) are settled.
Possession day (typically 1 business day after closing)
Keys handed over (per contract — usually noon of possession day). Buyer moves in.
