Form F is a strata-corporation certificate under Section 115 of the Strata Property Act. It confirms whether any strata fees, special levies, fines or other amounts owing under the strata bylaws are outstanding against a strata lot as of a specified date. A current Form F is required by the Land Title and Survey Authority (LTSA) to register a transfer of title of a strata lot. If a Form F cannot be issued because amounts are owing, the transfer cannot be registered. A strata corporation must issue a Form F within one week of a written request, subject to prescribed fees.

Why is Form F required at closing?
The LTSA requires a Form F (or equivalent proof) at registration to confirm no strata-lot debts are outstanding that would create a lien. Without a Form F, the transfer is not registered.
